Project Feasibility Analysis
As a first step for the development of a project, we perform an environmental feasibility analysis considering the Environmental Law regulations of the three governmental areas, as well as the guidelines set forth in the Ecological Management Programs, which will allow us to clearly define the environmental parameters that the project must respect, as well as the applicable restrictions (Land Use Coefficient, Land Occupancy Coefficient, permitted infrastructure, etc.).
This allows the investor to have precise knowledge of the environmental limitations of the property where the project is to be developed, facilitating effective and adequate decision making with awareness of the risks and opportunities presented by the property.

Environmental Impact
Real Estate Developments that affect coastal environments, as well as developments in the Federal Maritime Terrestrial Zone, among other activities, require to obtain prior authorization from the Ministry of the Environment through the General Directorate of Environmental Impact and Risk.
We are dedicated to design the strategy from the legal point of view; for the elaboration of Environmental Impact Manifestations, considering the full compliance with the Applicable Legislation and Mexican Official Norms to obtain the authorization of the project and its successful realization and/or in case of being pertinent, its exemption and/or modification; for the above, we have alliances with specialized technicians in the matter (v.g. Biologists, Oceanographers, Forest Engineers, etc).
Likewise, we implement the legal-environmental strategy and we provide punctual follow-up to the process and to the development of its procedure, making the necessary appearances before the competent authority and the presentation and defense of the project in case it is submitted to Public Consultation.
Also, the necessary legal actions are taken to enforce the Developer's rights in the event of a negative response from the Authority and/or the defense of the Developer in the event of an appeal against the authorization.

Forestry
Those who intend to develop a property considered as Forestry, must previously obtain an Authorization by Exception of the Change of Use of Soil.
We designed the strategy from the legal point of view for the elaboration of Technical Studies Justifying the Change of Use of Forest Land, in order to obtain the authorization of the project and its successful realization and/or in case of being pertinent, its exemption.
Likewise, we implement the strategy and provided punctual follow up to the process and to the procedure, attending the field visits and carrying out the necessary appearances before the competent authority, the presentation of the project before the National Forestry Council, as well as the negotiation of the environmental compensation.
Also, the necessary legal actions are taken to enforce the rights of the Developer in case of a negative response from the Authority.

Federal Maritime Terrestrial Zone (ZOFEMAT)
Those who intend to use, enjoy and/or take advantage of the Federal Maritime Terrestrial Zone and/or Land Gained from the Sea, must previously obtain a Concession Title issued by the Ministry of Environment and Natural Resources through the General Directorate of Federal Maritime Terrestrial Zone and Coastal Environments.
We have extensive experience in processing and obtaining the concession title of the Federal Maritime Terrestrial Zone, as well as the following procedures:

Assignment of Rights.

Modification to the Bases.

Administrative Procedure of Extinction.

Priority Procedure for Conflicting Grant Applications.

Concession and Disincorporation of Land Gained from the Sea.
Likewise, we have the necessary technical personnel to prepare the required plans in accordance with Mexican Official Standard 146- SEMARNAT-2005.
We also provide punctual follow up to the process and to the development of the procedure and we take the necessary legal actions to enforce the rights of the applicant in case of a negative response from the Authority.
